About our installation partner

An above-ground storm shelter can give a household a protected place without stairs or a buried entry. Its performance depends on the complete design, tested assemblies and a foundation that matches the installation requirements. The useful first question is whether a particular shelter can be properly installed where everyone in your home can reach it.

Start with the Kansas City storm shelter guide for the full decision process, or use the instant budget quoter to explore a sourced starting range.

Where can an above-ground shelter go?

Common project settings include an attached garage, a suitable interior location, an outdoor location and a planned space in a new home. Each has a different route to installation. An indoor location may simplify the household’s approach during a warning, but delivery, clearances and the existing structure still matter. An outdoor shelter needs evaluation of the approach, drainage and site exposure as well as the shelter itself.

FEMA P-320, sixth edition explains that an above-ground safe room meeting all FEMA P-361 requirements can provide the same protection as an in-ground safe room. Being below grade is not the only path to tornado protection. That statement applies to a complete compliant installation, not to every steel box marketed as a shelter.

What should be checked before installation?

Decision Evidence to request Why it affects the project
Model and capacity Current drawings, intended occupancy and usable layout External dimensions do not describe the usable space after seats and equipment.
Foundation Model-specific requirements and a documented site evaluation A slab must transfer the shelter’s loads into the ground as designed.
Delivery Route dimensions and equipment plan A unit fitting inside the room does not establish that it can get there.
Door Matching door assembly documentation and operating clearances The door, frame, hardware and attachments work together.
Local review Confirmed jurisdiction and required submittals A standard product package is only one part of local approval.

Ask an installer to keep the foundation evaluation separate from a simple visual walk-through. Unknown slab thickness, reinforcement or condition should remain an open question until the responsible professional resolves it. Our garage slab guide explains the records to gather.

How much should you budget?

The quoter uses published manufacturer and FEMA benchmarks with their dates and exclusions shown. It can help compare a starting range and your own extra allowances; it cannot confirm a local installed price. Ask whether a written bid includes delivery, compliant concrete work, model-specific anchoring, permit work, inspections, taxes and restoration. Read the cost guide before comparing headline prices.

A higher capacity does not automatically mean a proportionally higher price. Door choice, transport and project-specific foundation work can change the scope substantially. Get model-specific bids instead of multiplying a small shelter’s price by floor area.

Plan access around the whole household

Walk the route with the people who will use it. Check whether it depends on moving a car, unlocking a distant door or moving stored items. Consider a mobility device, assistance from another person, children and pets when reviewing the actual interior layout. The capacity and access guide gives a practical review process.

Prepare for an installer conversation

Take photos of the location and approach, the proposed model information and any available concrete or house plans. Use the permit guide to find the reviewing office. Ask the bidder to list every unresolved item before scheduling work. You can assemble the same scope for each bidder with the shelter planner and quote comparison worksheet.
